Furniture for a 2BHK: The Plywood and Material List, Room by Room

Short answer (estimates): the carpenter-made furniture for a typical 2BHK (two beds, two wardrobes with lofts, a 10 ft kitchen, a TV unit, a shoe rack, a dressing table, a study table and a small mandir) takes about 29 sheets of 18mm, 12 of 12mm and 9 of 6mm plywood, plus 1–2 boards of MDF or HDHMR for design panels, about 15–20 sheets of 1mm laminate, 20–25 of liner and 250–300 m of edge band. The list for each item is below, so you can drop what you don't need.
Moving into a new flat (a DDA flat, a builder floor, or a society flat) usually means doing all the furniture at once. People ask "2BHK ka interior kitne mein banega?" The honest answer is: material (this list, at today's rate) + labour (agreed with your carpenter) + finishing and fittings (stone tops, lights, paint). We cover the material.
Item by item
| Room | Item | 18mm | 12mm | 6mm | Note |

| Master bedroom | King box bed with headboard | 4 | 3 | 1 | bed list |

| Kitchen | 10 ft base + 8 ft wall units | 6 | – | 3 | 1 sheet BWP: kitchen list |
| Pooja corner | Small wall mandir | 1 | – | – | + MDF/HDHMR for jali: mandir |
| Total | 29 | 12 | 9 | estimates |
Optional extras: a crockery unit adds about 2 × 18mm, 1 × 12mm, 1 × 6mm (crockery unit); a sofa cum bed about 2–3 × 18mm (sofa cum bed); a partition between living and dining about 2 × 18mm (room partition).
Which grade where
| Where | Grade |
|---|---|
| Under the kitchen sink, bathroom vanity | BWP (or WPC) |
| Rest of the kitchen, shoe rack, anything on a ground floor or damp wall | BWR |
| Bedrooms, living room, upper floors | Good MR is enough; BWR if the wall is an outer one |
Spending on BWP everywhere wastes money; using MR in the kitchen wastes the kitchen. More: plywood types and grades.
Laminate, edge band and hardware (whole flat)
| Item | Quantity (estimate) |
|---|---|
| 1mm laminate (fronts and visible sides) | 15–20 sheets |
| Liner (insides) | 20–25 sheets |
| Edge band | 250–300 m, in 2–3 shades |
| Hinges | about 70–90 |
| Drawer channels | 1 pair per drawer |
| Handles, locks, hanging rods, kitchen baskets | per your design |
How to keep the budget in check
- Do it in order: kitchen and wardrobes first (they're built into the walls), beds and the TV unit next, the extras last.
- One finish family: two or three laminate shades across the flat means fewer edge band rolls and less waste.
- Grade by place, as in the table above.
- Fewer, bigger pieces: a wall-to-wall wardrobe uses sheets better than three small almirahs.
- Buy in one or two lots: matched shades and one delivery. See buying the material yourself.
- Labour in writing: what's measured and what's included: carpenter rate per sq ft.
FAQ
How many plywood sheets for a full 2BHK? About 50 (29 × 18mm, 12 × 12mm, 9 × 6mm) for the furniture listed above. It changes a lot with the design; check against the carpenter's cut list.
Should I use BWP everywhere in a new flat? No. BWP under the sink and in the bathroom, BWR in the kitchen and damp places, MR in dry bedrooms.
What else is in the interior budget apart from furniture? Stone tops, sinks, chimney and hob, false ceiling, lights, paint and labour. This list is only the board, laminate and hardware.
